UNICO is a residential and service building, located in the heart of Tirana.

The architectural concept is inspired by the regular urban structure of the surrounding area. The building is designed as a modular structure, using modest materials to create generous living spaces, both at the urban and residential scale. The initial volume is joined and fragmented in a studied manner, respecting urban distances in relation to neighboring buildings to the north, south, and east.

This fragmentation creates additional spaces for each apartment in the form of small terraces and allows windows from floor to ceiling, offering open views towards the city and increasing natural lighting. These elements contribute to creating a quality living environment for the residents.

The terracotta cladding on some modules of the three facades emphasizes the chess pattern and gives the building a unique architectural identity.

The central passage serves as access for commercial spaces, offices, and residential apartments. In the heart of the building is the vertical circulation core, consisting of four elevators and a fire emergency staircase, integrated with a vertical shaft that allows natural ventilation and smoke extraction.

Between the new building and existing structures to the south and north, a public square is created. Besides solving a disordered and degraded urban situation, this square promotes a sense of community and serves as a shared public space, accessible from the surrounding functions.
